Typical housing stock

In 2016, most homes in the Township of Langley were single-detached (52%, down from 61% in 2006), followed by townhouses (17%), and the Township's housing report puts 28% of its housing in 1980 or before, 39% between 1981 and 2000 and 34% between 2001 and 2016. In the smaller City of Langley, which sits inside the Township's boundaries, the Official Community Plan places the highest apartment densities nearest the city's two future SkyTrain stations and adds townhome corridors along two major arterial streets that were previously limited to single-detached homes.

Climate & building notes

The Township of Langley's Climate Action Strategy records the extreme weather the community has already seen: in 2017 an ice storm in Langley saw 70 park and street trees lost and upwards of $350,000 in recovery costs, and the following year a significant windstorm cost the municipality about $250,000 in clean-up and restoration. River flooding has closed Fort Langley Marina Park several times, and heavy rainfall has closed roads. The Strategy says warmer summers, increased heavy rainfall and more extreme weather events are already being felt in the Township and are expected to worsen.

FAQ

Frequently Asked Questions

Which PCC division handles renovation, decking and roofing work in Langley and Langley Township?

Pacific Coast Contracting is one company with three divisions, and each takes on work across both the Township of Langley and the City of Langley: PCC Renovations (pccrenovations.ca) for renovations, PCC Decking (pccdecking.ca) for decks and PCC Roofing (pccroofing.ca) for roofing. When a project involves more than one trade, such as a renovation together with a new deck or roof work, you can start with a single call to PCC's office at +1 (604) 554-0962.

What permits do I need for renovation, deck or roof work in Langley and Langley Township?

It depends on which municipality your address is in. The Township of Langley requires a building permit to alter, repair, renovate or add to an existing building. The City of Langley requires one to repair, renovate or add to a building and to build, cover or enclose a porch or sundeck, but its guide exempts non-structural roofing repairs and re-roofing. In both, electrical and gas permits come from Technical Safety BC.

How far is Langley from PCC's office, and what's the drive like?

PCC's office is at 853 Seaborne Ave #2160 in Port Coquitlam, about 20 km by road from the Township of Langley's offices at 20338 65 Avenue, a drive via the Lougheed Highway, the Golden Ears Bridge and 200 Street. The City of Langley's city hall on Douglas Crescent is a similar distance, while addresses further east, such as Aldergrove, are farther away.

Does PCC work with strata councils and property managers in Langley and Langley Township?

Yes. PCC takes on renovation, decking and roofing work for strata councils and property managers as well as homeowners. The Township of Langley handles apartment, condominium, townhouse and manor-house buildings through its multi-family permit process, with its own checklist and guide for additions or alterations, and the City of Langley publishes separate application packages for multi-family dwellings. To discuss a strata or managed property, call PCC at +1 (604) 554-0962.

What if I have a roofing emergency in Langley or Langley Township?

PCC Roofing's 24/7 emergency roofing response — 604-554-0963 — covers both the Township of Langley and the City of Langley, so storm damage or a sudden leak can be reported at any hour. For the repair itself, the address matters: the City of Langley's guide lists non-structural roofing repairs among the work that needs no building permit, while the Township of Langley's guide requires a permit to repair an existing building.

Is PCC insured and registered for work in Langley and Langley Township?

Yes. Pacific Coast Contracting carries $5M in liability insurance, is registered with WorkSafeBC and holds an A+ rating from the Better Business Bureau, and it has been in business for 15+ years. These credentials belong to the company as a whole, which runs PCC Renovations, PCC Decking and PCC Roofing, so they apply to its work in both the Township of Langley and the City of Langley.

Does PCC offer financing for projects in Langley or Langley Township?

Yes. PCC offers financing through Financeit for renovation, decking and roofing projects, including work in the Township of Langley and the City of Langley. Ask about financing when you first contact PCC, by calling +1 (604) 554-0962 between 8:00 a.m. and 4:00 p.m., Monday to Friday, so the payment option can be considered before you commit to a project.

Which other nearby cities does PCC serve besides Langley and Langley Township?

Besides Langley and Langley Township, PCC works in the nearby cities of Surrey, White Rock, Maple Ridge and Abbotsford, and its office is in Port Coquitlam. In total, PCC serves 17 cities across Metro Vancouver and the Fraser Valley, including Pitt Meadows, Mission, Chilliwack, Coquitlam, Burnaby, Vancouver and Richmond.
