Typical housing stock

Maple Ridge's Official Community Plan says single-detached dwellings will remain an important housing form in its neighbourhoods, and it supports low-density single-detached and duplex homes on large lots in its Rural Residential areas. The plan encourages medium- to high-density housing in the Town Centre and along the Lougheed transit corridor and sets a height of up to six storeys for apartments on major corridors, while the Silver Valley Area Plan supports single-detached, duplex, triplex and fourplex forms in its Eco-Cluster and Ground-Oriented Residential areas. Port Haney, historically the area's steamboat landing and CPR station, is where heritage buildings from around the city were relocated to preserve them.

Climate & building notes

Maple Ridge's Building Bylaw requires buildings in the city to be designed to the climatic values the BC Building Code lists under "Haney". In the 2018 edition of the code, that row gives 1,800 mm of annual rain, 1,950 mm of annual total precipitation, a driving-rain wind pressure of 160 Pa and a 1-in-50-year ground snow load of 2.4 kPa.

FAQ

Frequently Asked Questions

Which part of Pacific Coast Contracting handles renovation, decking and roofing work in Maple Ridge?

Pacific Coast Contracting is one company with three divisions, and all three serve Maple Ridge: PCC Renovations handles renovations, PCC Decking handles decks and PCC Roofing handles roofs. Each division has its own website, at pccrenovations.ca, pccdecking.ca and pccroofing.ca. The company works from its office at 853 Seaborne Ave #2160 in Port Coquitlam and can be reached at +1 (604) 554-0962, Monday to Friday, 08:00 to 16:00.

Do I need a permit for renovation, deck or roof work in Maple Ridge?

The City of Maple Ridge requires a building permit to build, remodel or repair any building or structure over 100 square feet, and a permit to build, renovate, demolish or alter a deck. Its permit pages and Building Bylaw set out no separate exemption for re-roofing, so check a specific roof project with the City. Maple Ridge is also one of the local governments that issue their own electrical and gas permits.

How far is Maple Ridge from PCC's Port Coquitlam office?

Maple Ridge City Hall on Haney Place is about 12 km by road from PCC's office at 853 Seaborne Ave in Port Coquitlam, via the Lougheed Highway through Pitt Meadows and then Dewdney Trunk Road. Maple Ridge covers a large area, so sites in its eastern neighbourhoods, such as Whonnock and Ruskin, are further from the office than the Town Centre.

Does PCC work with strata councils and property managers in Maple Ridge?

Yes. PCC takes on strata and commercial work as well as homes, and in Maple Ridge that work follows the City's rules for commercial, industrial and multi-residential buildings. The City requires a building permit for any interior or exterior alteration to an existing building of that kind, including tenant improvements, and says new buildings, additions and changes to these buildings need several approvals and permits.

Does PCC offer emergency roofing service in Maple Ridge?

Yes. Maple Ridge is one of the 17 cities Pacific Coast Contracting serves, and PCC Roofing's 24/7 emergency roofing response — 604-554-0963 — covers it. Repairs that follow an emergency can still need a City of Maple Ridge building permit: the City lists fire damage repairs and foundation or structural repairs among its examples of work that needs one.

Is PCC insured and registered to work in Maple Ridge?

Pacific Coast Contracting carries $5 million in liability insurance, is registered with WorkSafeBC and holds an A+ rating from the Better Business Bureau. The company has been in business for more than 15 years. These are company-wide facts, so they apply to PCC Renovations, PCC Decking and PCC Roofing alike, in Maple Ridge and in each of the other cities the company serves.

Can I finance a renovation, deck or roofing project in Maple Ridge through PCC?

Yes. Pacific Coast Contracting offers financing through Financeit, and it applies to renovation, decking and roofing projects in Maple Ridge as it does in the other cities the company serves. Financing does not change the City's rules: work that needs a City of Maple Ridge building permit still needs one. To ask about financing, call PCC at +1 (604) 554-0962.

Which other cities near Maple Ridge does PCC serve?

Maple Ridge is one of 17 cities Pacific Coast Contracting serves. The closest to it are Pitt Meadows and Port Coquitlam to the west, Langley across the Fraser River to the south, and Mission to the east. PCC's office is in Port Coquitlam, at 853 Seaborne Ave #2160, and all three divisions, PCC Renovations, PCC Decking and PCC Roofing, work across these cities.
