Vancouver's lower-density neighbourhoods have a wide variety of single detached houses of different styles, sizes and ages; since 2004 a house can have a secondary rental suite, and since 2009 a laneway house can also be built on the lot. The City's R1-1 zone, in effect since October 17, 2023, also allows duplexes, character-house retention projects (with incentives introduced in 2018) and multiplexes of 3 to 6 strata units.

Climate & building notes

The City of Vancouver's rainwater-management pages note that as the city expanded, clearing trees and building sewer pipes, roads, sidewalks and parking lots reduced the ground's ability to absorb rainwater, so more of it now flows along the surface, from rooftops and streets into the sewers. The City says these problems will get worse as the climate warms and the city grows, and that it needs to find ways to handle more rainwater. Its guidance for private property includes green rainwater infrastructure such as green roofs, which capture and clean rainwater where it lands.
